A 1915 baking factory on the Troost corridor, 175,000 square feet, converted into 87 loft residences above 16 commercial bays. The commercial space is not decoration: a New Markets Tax Credit entity cannot draw 80% or more of its gross income from residential rental, so those 16 bays and the jobs behind them are what made the allocation possible. That is the whole lesson of this building.
